Odds, not promises

A certificate says what a measure should do. We compared certificates lodged for the same home years apart and counted how much each kind of work really moved the score, and how often it moved it at all.

Questions

Is it free?

Yes. The area search, the planner, home checks and the survey review are free. A free account keeps your shortlist and notes.

Where do the prices come from?

HM Land Registry sales from the last five years, in today's money, matched to energy certificates to estimate bedrooms and size. Districts with fewer than five sales are left out.

How do you know what a house will cost to run?

From its Energy Performance Certificate on the official register, which lists the walls, roof, heating and the work it recommends.

Does this replace a surveyor or a solicitor?

No. It helps you choose where to look, compare homes and ask better questions. You still need a RICS survey and a conveyancer.

Where does the energy data come from?

The Energy Performance of Buildings register for England and Wales, published by MHCLG as open data.
