How we worked it out

The typical price is the median sale price of 3-bedroom houses (not flats) in each postcode district over the last five years, brought to today's prices with the UK House Price Index. Sales from HM Land Registry are matched to the EPC register for the number of bedrooms and floor area. We compare only districts where at least 30 homes sold last year, in cities with at least 8 such districts. London is left out.
